Abstract

This study aims to analyze the effect of agency costs and debt policies on company value in property and real estate companies listed on the IDX for the period 2019-2023. This is an explanatory study with a quantitative approach. The sample in this study consisted of 290 companies from a total sample of 5 years. The sampling method used was purposive sampling. Data collection in this study utilized secondary data sources obtained from the official website of the Indonesia Stock Exchange, www.idx.co.id. Data analysis in this study used SPSS 25 software as the testing tool. The results of the study prove that agency costs, measured by the Sales to Total Assets (STA) ratio, do not have a significant effect on company value, while debt policy, measured by the Debt to Equity Ratio (DER), has a positive and significant effect on company value.
